The Republic, an 800,987 square foot high-rise at 401 W. Fourth Street co-developed by Lincoln Property Company Co., DivcoWest and Phoenix Property Company, opened to fanfare on October 8. When it did, it was 53% leased–considered impressive at a time when Austin’s office supply is overbuilt and vacancies are high. Vista Equity Partners, Pillsbury Winthrop Shaw Pittman LLP, O’Melveny & Myers LLP and Kirkland & Ellis are among the tenants.
